As of now, Coastal Cabana is the last EC plot in Pasir Ris and the second-last in the entire eastern region for at least the next two years. No wonder for East side lovers, this is the best time to consider an upgrade if you have been planning your condo move for a while now.

Who’s Who Behind this EC Development?
Coastal Cabana is launched by the award winning developer, Qing Jian Realty. They have a track record of selling out multiple condo developments such as the recent Altura EC, Tenet EC at Tampines, The Arden, Bellewaters and Le Quest.
The builder for this project is China Communications Construction Co., which is one of the top 10 real estate developers in China and ranked 63rd in 2023’s Global Fortune 500. They also have a track record in building the current ongoing Bloomsbury Residences and Hillock Green.
The building architect is P&T Consultants Pte Ltd, who has a strong portfolio of private residential projects and is led by an experienced team with decades of experience.
OCR Location with a Sea View

Located just 650 meters from Pasir Ris MRT Station on the East West Line, and minutes walk away from Pasir Ris Beach, Coastal Cabana strikes the optimal balance between accessibility and tranquility. The orientation of the 16 residential blocks are positioned to maximise views and to allow linear green spaces throughout the massive site. Nine out of the 16 blocks will enjoy sea views for some choice units and they are likely to be in great demand as compared to the rest.
Key Figures for Coastal Cabana

Coastal Cabana is a reasonably-sized development, with 748 units across 3, 4, and 5-bedroom configurations, catering to diverse family needs from young couples starting their journey to established families seeking more space. There are also 8 EV charging lots, 6 accessible lots, and 125 bicycle lots on top of the usual carparking provisions.

The 16 thoughtfully designed blocks are well spread out, with four blocks comprising 11 storeys and twelve blocks reaching 12 storeys.
Scarce Supply, High Demand?
Since 2015, EC site releases have averaged just 2.2 per year, a dramatic reduction from the 7.8 annual launches between 2010-2015.
The government’s deliberate supply management was probably to retain focus on HDB flats and this also transformed ECs from accessible housing options into coveted assets with proven appreciation potential.
The numbers tell a compelling story. Within a 36-month period, five EC launches totaling 2,615 units were introduced within a 2-kilometer radius in the western region. Today, only 26 units remain available. This 99% absorption rate isn’t anomalous—it’s the new normal. Copen Grand vanished within one month. Altura sold out by June 2025. Lumina Grand found all its buyers by July 2025. Even Tenet’s seven aborted units attracted over 100 balloting applicants in September 2024.
Coastal Cabana stands as the last EC plot in Pasir Ris and the second-last in the entire eastern region for at least two years. Are there any new EC availability amongst the post launches? Only Otto Place, launched 19 Jul 2025. And there are only 26 units left available out of 600 units in Otto Place at the time of this writing. All the other ECs that are still under construction are all sold out.
Pasir Ris Township Changes

There are a whole lot of changes to the entire Pasir Ris region. Millennials and Generation X/Y see Pasir Ris as a relaxing and peaceful neighbourhood, and a place they frequent during school holidays for the chalets, parks and beaches, and Downtown East.
Today, Pasir Ris still retains these characteristics but is seeing a lot of construction work. Infrastructure projects such as the upcoming Cross Island Line, the newly opened Pasir Ris Mall with integrated transport hub and polyclinic, and multiple HDB BTO projects next to the MRT station are all ongoing. The introduction of more housing in an area (There are 767 brand new BTOs in Pasir Ris in 2025) is a key indicator of driving price growth in that area, as the government identifies demand gap and is working to satisfy those demand. With more housing, there will be more transaction volume and this will be accompanied by the various catalysts mentioned above.

The Urban Redevelopment Authority has also designated the site of the former Pasir Ris Interchange as a potential upcoming residential development with community hub and commercial units on the 1st Storey. Besides that, there are also housing plots made available over the future Elias MRT station, and an entirely new neighbourhood beside Civil Service Club @ Loyang.
When the Cross Island Line Phase 1 is operational, there will be a marked improvement in accessibility and drastic reduction in travelling times to the other parts of Singapore.
Available Unit Types in Coastal Cabana
As executive condominiums are intended for aspiring families to own a private residence of their own, it is not HDB’s intention to cater smaller sized units like 1 or 2 bedder units for singles.
The latest Pasir Ris EC will have a mix of 3, 4 and 5 bedder types to cater to a range of differing family sizes.
What to Expect from this EC?

The majority of households that purchase an EC unit are HDB upgraders.
